Country farmhouse with six bedrooms on the market for just £19,000

A stunning six-bedroom farmhouse with its own swimming pool has gone on the market for a bargain price of £19,000.

The Grade II listed home in Cotleigh, near Honiton in Devon offers picturesque views of the Devon countryside and also has its own library.

The three-storey country home has exposed beams in some of the rooms as well as exposed fireplaces and stone walls for a rustic look.

It also features four bathrooms, including one en suite, three reception rooms and an attic which can also be used as a sitting room.

However despite its impressive appearance it has been described as needing ‘modernisation’.

With work, it has been suggested the property could be worth up to £650,000.

The home could reportedly bring in £77,800-a-year if it was rented out, according to a national holiday let company.

It is set to go under the hammer from September 2, with a guide price of £19,000.

The listing for the property on Paul Fosh Auctions describes the farmhouse as a one of its kind property full of character and charm set in close proximity to the local town of Honiton in Devon.

Its three stories allow for ample space for families and comes with off-road parking with front and rear gardens.

The property has spacious rooms with lots of natural light and an open-plan kitchen and dining room with ample space for entertaining guests

The listing reads:’The farmhouse is Grade II listed and boasts 6 bedrooms, fantastic views to the rear of the surrounding Devon countryside, log burner and even use of a communal outdoor swimming pool, along with its own library.

‘The property boasts all of its original features with exposed beams internally and exposed stonework but offers an incredible place to live in residentially or use as a second home or rent out to the local holiday market and create a fantastic income opportunity.

‘The property offers a great opportunity to buy, renovate and sell back on to the open market.

‘Modernisation is required but would offer a great return with sales of large properties of this size selling locally in excess of £650,000.

With proper refurbishments, the house could be worth up to £650,000

Exposed beams can be seen at the roof of one of the second floor bedrooms in the property

‘The feedback on the property was there is a shortage of 5+ bedroom properties available to holiday let market currently and there is a large proportion of stock available is 1-3 bedrooms.

‘This meaning, a six bedroom property refurbished to a good standard would be in high demand.’

‘Another fantastic market for this property would be to use as a bolt hole or holiday let with it being set in the heart of the Devonshire countryside.

‘Figures from a national holiday let company for a six bedroom holiday let in this area that accepts dogs and has access to a pool and is open for let in summer and winter season would be looking at an approximate gross income of £77,800, if it was refurbished to a high standard.
