A ‘once in a lifetime’ home on an island off Northern Ireland is on sale for offers around £1,150,000. 

The five-bedroom detached house is one of only three properties on Cross Island in Strangford Lough. 

Strangford Lough is a tidal, salt water Lough in County Down. The Lough contains more than 120 islands, mudflats, sand flats and lagoons. 

The house has been carefully designed to make the most of the panoramic coastal views outside and boasts large windows throughout. 

The property spans approximately 3,800 sq. ft. and sits in around three acres of landscaped gardens. 

It has its own private jetty with tram lines and a slipway, as well as a boat house, though the island is also accessible via a causeway.

As well as multiple bedrooms, the main house has four reception rooms and four bathrooms. 

Internally, the property has largely been decorated in neutral tones, ensuring the focus stays on what is outside. 

Many of the rooms look out to the lawns to Strangford Lough, Bird Island, the Ards Peninsula and Mahee Island.  

Outside, there is also a revolving summer house to enjoy the coastal views from. 

Stamp duty for the property will start from £58,750, John Minnis Estate Agents, the firm selling the property, said.

House prices in Northern Ireland are typically lower than elsewhere across Britain. 

According to official data published in May, the average house price for Northern Ireland was £198,000 in the first quarter of this year, up 7.4 per cent, or £14,000, from the same point a year ago. 

Average monthly rent in Northern Ireland was £877 in February 2026, up 4 per cent, or £34, from a year earlier. 

Northern Ireland’s annual inflation rate has been slowing since the record-high annual rise of 9.9 per cent, in April 2024, the Office for National Statistics said.
